In the above mentioned rates all taxes are included however the final cleaning fee (US$ 275) and the utilities (water, electricity, telephone, gas & heating outdoor spa and pool; (US$ 295 per week) is not included. The rental of linen- and towelsets is included in the rate per person. The amount of US$ 295 for utilities is a minimum amount. If the consumption of electricity, gas, water, heating and telephone is more than this amount this will be settled in the security/damage- deposit. Use of broadband internet is free/unlimited.

	normally a weekly-rental runs from a Saturday to a Saturday (Saturday is changeover day). Check in is after 5:30 pm, check out before 9:30 am. Outside high-season it is possible to arrange different days and/or times. If the villa is not rented the week before or after arriving and departure times are flexible.
	From the end of October until the beginning of April it is sometimes possible to rent our villa for a long weekend; rates are upon request.
	at the time of booking a 35% non-refundable deposit is required to secure your reservation for ”Roof of Nice". The remaining balance is due maximum 10 weeks prior to arrival.
	the refundable security/damage is Euro 2500.
	for cancellations until 10 weeks before the beginning of the rentalperiod the cancellationcosts are 35%. For cancellation within the 10 weeks before the beginning of the rentalperiod there apply 100% cancellationcosts of the rentalrates. Additional booked items as costs of final cleaning and the charge for the utilties will be refunded entirely
	before a booking is accepted we would like to be informed about the composition of the group, ages of the guests, etc. Foregoing a booking we reserve the right to refuse a booking-request.
	Please e-mail us if you have questions and to know if the villa is available ! If you send us your telephonenumber we will be glad to contact you by phone to inform you. If the villa is available we can put an option for you. We can hold this option for maximum 3 days. Within these days there will not be accepted bookings by other clients for the requested rentalperiod. After these 3 days the option expires automatically. If you want to book “Villa Roof of Nice” definitively we ask you to confirm this within these 3 days in writing (by e-mail or fax). Subsequently we send you a confirmation and the rental-agreement.
	On the day of arrival the villa-coordinator will be at the villa to welcome you and your guests. We will provide you with 3 keys of the main-house together with 3 sets of remote controls for the entrance-gate. Furthermore you will get a tour through the house during which everything will be explained to you. For the electronical equipment there are multilingual manuals.
